I set out to stop losing manufactured home buyers to a system that never understood them.

I'm Yvette Hitchens. Licensed California real estate broker. HCD sales agent. Thirty years selling homes — the last ten focused on manufactured housing.
I'm also the founder of The MH Trainer, where dealers and salespeople can earn their CMHS certification or take preliminary licensing and continuing education courses.
And I own a manufactured home. I'm not studying this industry. I live in it.
The two buyers who became my neighbors
I held an open house in a manufactured home community. Good turnout. I did what I'd done a thousand times in traditional real estate — collected every name, dropped them into my database, set everyone up on an automated home search.
The searches were generic. Not one of those buyers ever got sent a home in the community they had just walked through.
Two of them bought anyway. Without me.
I see them now. They live down the street. Good people, beautiful homes — and a permanent reminder that I didn't lose those sales because I lacked expertise. I lost them because my system didn't know what business I was in.
I tried to fix it with the tools I already had
In 2025 I set out to solve it properly. I took the CRM I'd been running in traditional real estate — Lofty, and the big-brokerage systems before it — and set it up for a dealer I was helping.
Her website started serving single-family houses to buyers shopping for manufactured homes.
That was the tell. Everything after it was tweaking. Rewriting content written for the wrong buyer. Forcing chattel financing into fields built for mortgages. Building sales playbooks from scratch, because thousands exist for traditional real estate and none exist for this industry.
Then there was the one it couldn't do at all: there was nowhere to track park approval. On a community sale that approval comes first — nothing moves until it clears. Traditional software has no field for it because traditional real estate has no such step.
We stopped using it.
But it proved something. The need for organization was real. The tool was wrong.
I could bend those systems into shape because I've spent thirty years learning how. Most dealers shouldn't have to. You should be able to log in and have it already speak your language.

Nobody was building for resale dealers
Before I built anything, I looked hard at what already existed.
Nearly every software made for manufactured housing is built for retailers selling new homes off the manufacturer's line — spec sheets, floor plans, factory orders, inventory allocations.
That isn't most of us. There are tens of thousands of dealers in this country who sell resale homes. They don't order from a factory. They don't need blueprints. And nobody was building for them.
So I built Aquapio.
